OUR CLIENT
Our client is a property management company. They oversee a number of buildings, including vacant properties, where squatters present an ongoing risk.
This case study highlights how a combination of CCTV cameras and live monitoring solved the problem of squatters in a single day—and saved costly, complex court proceedings.
THE BACKGROUND
Our client was aware that their vacant industrial unit was a target for criminals, so they’d asked the CSG team to install a new CCTV system and provide 24/7 monitoring.
We carried out a full site survey to identify risk areas and camera placement, then made recommendations to our client. Once these were agreed, we installed CCTV both inside and outside the building and began monitoring at our alarm receiving centre.
Just a few months later, squatters entered the premises.
THE INCIDENT… AND A PROBLEM
Thanks to our monitoring service, the response was fast. We immediately alerted the police and met their officers at the site.
However, the police were faced with a problem. This was a non-residential building, so without proof that the squatters had broken the law, they couldn’t make an arrest. To regain possession, our client was looking at expensive civil court proceedings.
It was at this point that the CCTV footage and live monitoring came into its own.
THE PROBLEM SOLVED
We acted fast by showing the police clear CCTV footage of a squatter forcing one of the doors open. Moreover, our live monitoring confirmed this individual was still inside.
Because of our footage, the police could establish that a crime had been committed. They duly entered the premises and made an arrest for breaking and entering. After that, CSG’s trained security officers went in with the police and spoke to the rest of the squatters. The trespassers left quickly, without resistance.
THE RESULT
If it hadn’t been for our rapid provision of CCTV evidence, our client would have faced costly, lengthy civil court proceedings.
Thanks to a combination of well-placed CCTV cameras, live monitoring and quick thinking by the CSG team, the property was secured the same day. There have been no further incidents.
